Interested in selling your home, but not sure where to start? Click here to obtain a copy of my FREE guidebook, The Essential Guide for Successfully Selling Your Home for an inside look at every part of the sale process. Partnering with the right realtor will smooth the way to maximizing your equity in the house with an uncomplicated sale.
The first step is to get a clear understanding of current market conditions and the value of your neighborhood so you can focus your preparation on areas that will yield you the best return. Complete the form above to get me started in preparing a market analysis showing how homes like yours are selling in our community. Next, visiting your home to see any updates or improvements (or challenges) will allow me to provide a more accurate picture of how buyers will view your house. Getting that perspective on what drives buyer demand will help you target any areas that may need to be cleaned up or refreshed before being presented to the market. I'll also create an email alert for homes coming to the market that would compete with yours so you can get a sense of how quickly they sell and how close to list price.
While consumer websites can offer an estimated selling price for your home (on Zillow, it's called a "Zestimate") - they are an automated valuation model that doesn't take into account any improvements you may have made, whether you're on a cul-de-sac or a busy road, and the inventory of competing homes. Automated valuation models also can't substitute for local knowledge down to the neighborhood level of why some homes sell quickly and some linger unsold enduring price reduction after price reduction before selling at a discount.
Inviting me to see your home "before" it's ready for sale allows me to provide guidance on what areas are most important to today's buyers. Previous generations of home buyers expected to have to do some work after the purchase to "make it their own" - but today's buyers have other priorities. In the early stages of getting ready for sale, I can offer resources and tips for de-cluttering - so you can focus on your home, not your "stuff". When you are closer to an "on-market" date, I'll pay for a professional staging consultation to help you fine-tune your home so it looks its best for photos and for showings. Two truths: you never get a second chance to make a good first impression - and the first showing is always online - so it pays to have your home look its best.
